The demands of modern day buyers and sellers dictated that an alternative way of marketing property, utilizing the latest information technology was to be found. This need resulted in the creation of the SA Property Exchange System

Henci Property Exchange (Pty) Limited t/a SA PROPERTY EXCHANGE is powered by a team of professionals where the directors hold qualifications in law and who have both commercial and property law experience. The competent management and administrative team supports 25 highly qualified and experienced property brokers. Our property brokers, who form an integral and stable core of our team, have sound practical experience of the property market and are highly motivated.

SA PROPERTY EXCHANGE offers two methods of marketing property:-

1. Traditional Method

This method affords sellers and buyers an opportunity to sell and buy property in the traditional way – ie market property using the “Showhouse” or “View by Appointment” method where an agent will obtain, and present, a written offer to the seller for acceptance. This process requires an agent to physically present offers and counter-offers, and is tedious and time-consuming. We are aware that there is perception that the traditional method may allow an agent to exert undue influence on both buyers and sellers.

2. SA Property Exchange System

We at SA Property Exchange have recognized the need in the market place to revolutionize the process of selling and buying property by utilizing the most sophisticated information technology available to achieve a sale.

SA Property Exchange has developed a method of trading property on an electronic internet exchange. Whilst ensuring that the personal aspect of purchasing a property is retained, it will afford customers the following :

The SA Property Exchange System will :-

  1. Provide a seller with the means of trading his property in such a way to ensure that such seller procures the best possible price for his property, which price will, by the very nature of the methodology employed, reflect the true market value of the property being traded.
  2. Provide a purchaser with a convenient method of selecting a property to purchase, a transparent and unemotional method of bidding for such selected property, and a tool whereby he can raise his bid on the property in order to secure same, without undue influence being exerted on him by the agent
  3. Provide the real estate industry as a whole with an innovative method of marketing properties utilizing cutting edge technology to create a system whose integrity cannot be corrupted and is both expedient and secure for both the trader and the bidder.

To achieve the above goals, the methodology of the SA PROPERTY EXCHANGE SYSTEM will :

  • expose the property to the market
  • the property will then be traded on the Exchange by utilizing a unique bidding process on the Internet, for a period of 7 days
  • the system ensures the integrity of the bidding process making it attractive to both sellers and purchasers
  • the system is transparent to both buyer and seller
  • the system ensures that market forces determine the best possible price for a property
  • the system is available to buyers and sellers 24 hours a day
  • the system is quick and eliminates time delays
  • the system will ensure that the seller receives either an offer (in the event of the reserved price not being achieved) or a final sale (in the event of the minimum mandated price, or a higher price, being achieved) within 7 days of trading.
